The Housing Authority of the City of Milwaukee is on a mission to revitalize a busy commercial area into what is becoming the largest public housing development in Wisconsin. Not only is the multi-family redevelopment a huge undertaking (with about 726 units!) but the Housing Authority also is focused on making the neighborhood healthy and sustainable. Phase 1 of the project involved raSmith鈥檚 diverse engineering staff. Because of this experience and that we offer a package of services under one roof, architect Torti Gallas + Partners engaged our firm in Phase 2.

Phase 2 of AG真人平台官方网站stlawn Gardens called for a multi-disciplinary team of land development, traffic, structural and municipal engineers, surveyors and construction inspectors. Road corridors have been removed and some added. Using narrow streets to promote pedestrian safety and reduced speeds is unique to the project鈥攁nd to Southeastern Wisconsin. Bioswales are used extensively in the public right-of-way so as not to flood streets. Additionally, permeable pavers and a high-tech underground stormwater detention system manage runoff and offer water quality benefits.

While AG真人平台官方网站stlawn Gardens goes through a five-year construction period, this urban redevelopment鈥檚 benefits are already evident. Phase 1 ended in 2013 and received multiple awards. Plenty of green spaces, energy-efficient buildings and LEED庐 certification have led the U.S. Green Building Council to call AG真人平台官方网站stlawn Gardens one of the most eco-friendly neighborhoods in the world.

Noble Energy was interested in building a speculative office building in the Southpointe II Business Park. raSmith provided land surveying and site engineering services to Horizon Properties Group, LLC for a six-story office building and adjoining two-level parking structure on a seven-acre site. The infill development is part of the overall 39-acre mixed-use development for which raSmith has provided all site engineering and land surveying services since 2006.

raSmith鈥檚 working relationships with the review agencies and Cecil Township staff ensured that project approvals were obtained within the client鈥檚 compressed timeline. Pedestrian connectivity to various town center destinations at Southpointe was an important site design consideration. The Noble Energy project received a 鈥淏est Built to Suit鈥� award from the Pittsburgh chapter of the National Association of Industrial Properties (NAIOP).

raSmith鈥檚 reputation in designing large, complex sites with a variety of challenges won favor with Adventure Development, LLC. The developer engaged raSmith in 2006 and has been working with us ever since on this long-term phased development. Site engineering and land surveying have been provided for a 1.2-million-square-foot mixed use town center on an environmentally challenging 130-acre site. Successfully master planned 10 years ago, McCandless Crossing is nearly built out today.

The developer had previously worked with raSmith鈥檚 Pittsburgh staff on other complex projects and was confident in our capabilities. At the top of the client鈥檚 list was gaining enough developable acreage to make the project feasible and economical. AG真人平台官方网站 were successful in minimizing the amount of land disturbance while protecting and preserving the water course, wetland and other environmental resources on the project. raSmith worked closely with the Department of Environmental Protection (DEP) and Allegheny County Conservation District to navigate the approval and permit processes.

McCandless Crossing describes itself as a 鈥渃entral, walkable, livable community鈥� and one with a 鈥渦nique energy.鈥� The town of McCandless destination is a thoughtful retail development that includes a mix of midline retail, national restaurant chains, theaters, hotel, office/medical office space, grocery store, residential and more.
